Senior Construction Project Manager, Remote

The Opportunity

Delaware North Global Headquarters is hiring a Senior Construction Project Manager. As a Senior Construction Project Manager, you will manage multiple third-party construction vendors and coordinate the construction or renovation of Delaware North owned or managed properties across all subsidiaries. In addition, you will also manage capital projects and report on project issues, budgets, and scheduling time-lines.

Due to the travel required for this role (up to 60%, potentially weekly based on schedules/timelines), we are open to a remote candidate.

Minimum – Anticipated Maximum Salary: $79800 – $107700 / year

Responsibilities

  • Coordinate initial planning on major capital projects including environmental surveys, local agency permitting, PUD submission, traffic study, town hearings, and geotechnical work.
  • Coordinate construction at the facilities, including equipment arrival, personnel needed, monitor progress, issue progress payments, make inspections as necessary to ensure conformity to plans and specs.
  • Advise contractors and company personnel of inspection results, discuss and resolve problems regarding deviation from plans.
  • Maintain schedule and budget of project, by initiating and attending meeting with contractors, engineers, design team, and clients. Identify and promptly notify management of issues impacting project schedule and/or budget. Manage and conduct value engineering at required milestones in order ot maintain project budget.
  • Oversee construction documents and material selections for the design and construction of the property. Review and approve documents at 30%/60%/90% and permit milestone. Notify management of cost implications imposed by design and/or scope changes throughout the design stage.
  • Acquire and review construction bids including descope process. Award contractors on the basis of contract qualifications, quality, cost efficiency, proposed expediency of completion and other requirements as specified by management. Negotiate and execute contractors to meet legal guidelines.
  • Meet with senior management and department heads to obtain facility specifications (program) and cost guidelines.
  • Conduct site visits to obtain information necessary to prepare estimates and to tour the property to evaluate present condition of facility including FFE and document existing conditions.
  • Select and coordinate procurement of FFE necessary for operations of facility. Research type of equipment needed as indicated by management, evaluate use of equipment, research equipment costs, and negotiate costs. Assure proper delivery and installation of equipment to project site.
  • Oversee 3 rd Party Owner Representatives to ensure design intent, budgets and schedules are managed. Report progress status and issues to management.
  • Prepare and record approval requests, commitments, contracts and payment requests in accordance with DN Policy and guidelines. Maintain all records and files pertinent to the design and construction of the projects

Qualifications

  • A Bachelor’s degree in construction management or a related field preferred.
  • LEED AP (preferred)
  • Strong computer skills including MS Excel, email, MS Projects, SharePoint, etc. required.
  • Knowledge and experience of purchasing, budgeting, negotiating, and awarding contracts required.
  • Construction project management experience in ground up construction and renovations to existing facilities
  • 10 years’ experience in commercial construction industry with at least three years’ experience as an Owners Representative or a lead project manager for a construction manager or general contractor for projects exceeding $15M
  • Able to travel potentially weekly, up to 60%
  • Above average communication skills, both oral and written
  • May sit for long periods of time utilizing computer or phone
