Property Technology Construction Specialist

UDR, Inc. is now hiring a Property Technology Construction Specialist to join our team.

GENERAL SUMMARY OF DUTIES: Focused on providing and supporting the Company’s operational property technology and construction deployments (low voltage, IoT) for assigned portfolio of UDR residential communities.

Position will serve as critical, first line point of contact (onsite), serving as the interface between the Company’s Information Technology (IT) Project Team and multiple other project shareholders, including internal teams, general construction contractors, vendors, operations management and community staff and residents. Involved in day-to-day operations of assigned projects, position may include required hands on work assignments, while guiding and monitoring project progress and performance, fostering cross-collaboration to support and help push project tasks/deliverables to completion.

ESSENTIAL FUNCTIONS: Property technology projects will allow for varying scope of work. Incumbent in position may or may not administer all primary work tasks listed below. Operational factors within assigned portfolio will play a critical role in the primary work assignments.

Position will manage and complete a variety of tasks which range from simple to complex; all of which are associated with driving and supporting community operations:

1. Serve as liaison and primary point of contact (onsite) for the IT project team, construction management, and vendors as assigned, for property technology projects.

2. Participate in bi-weekly CM, IT, Operations and Services calls.

3. Coordinate with CM/GC/Operations and Denver contacts for IT services and utilities (telephone/internet) that will be involved in each project.

4. Perform community/site visits and inspect low voltage systems as project(s) require.

5. Interface with all stakeholders impacted by the project including end users, distributors, and vendors.

6. Manage and oversee vendor work and deliverables, verifying and validating to communicated expectation.

7. Providing guidance as needed to vendors for acceptable alternative construction plans previously discussed and approved.

8. Validate adherence to quality standards and review project deliverables.

9. Provide support to IT Project Team on project progress, vendor performance and updates to all project stakeholders.

10. Participate in project work assignments as needed.

11. Communicate expectations of assigned project(s). Provide follow up on task lists, and track metrics for all items in the Project Coordination pipeline.

12. Focus efforts to administer technology implementation and compliance to the IT standards by establishing metrics, procedures, and other tracking methods.

13. Partner with and provide administrative support to all project leaders within the Company relative to property technology deployments, completing all projects in a timely and efficient manner, keeping quality and consistency in mind.

14. Facilitate all IT related projects in pipeline with standardized templates, consistent reporting, checklists for implementation and information gathering and coordination as needed.

15. Ensure that all property technology is deployed according to UDR policy and Information Security group directives.

16. Consider the safety of both residents and associates with all the solutions presented and implemented.

17. Perform all other duties as assigned.

Customer Service

Provide the best standard of quality and service through resident relations:

1. Responsible for clear, concise, timely, and accurate communication with site/community teams, corporate and vendor project teams relative to property technology deployments.

2. Remain customer and resident focused providing superior customer service.

3. Manage resident escalations, ensuring issues and concerns are resolved and/or addressed immediately.

4. Identify, communicate, and implement strategies to improve quality of customer service and provide feedback to IT Project Team.

5. Maintain or improve acceptable Net Promoter Score (NPS) scores and help facilitate reputation management by providing friendly, consistent, and efficient customer service to residents.

6. Perform other duties assigned.

PERFORMANCE REQUIREMENTS:

  • Knowledge of organizational policies and procedures, construction management, and office management techniques. Ability to apply policies and procedures to solve everyday company issues.
  • Must have the ability to adjust plans and schedules to respond to project conditions, crisis situations and to withstand pressure attributable to meeting the changing needs of company executives. Ability to manage numerous projects simultaneously.
  • Practices proper safety techniques in accordance with Company, community, and departmental policies, procedures, and standards, and immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individual(s).
  • Understanding of overall property management. Ability to exercise initiative, problem solving and decision-making skills. Ability to establish priorities and coordinate work activities and to lead, train and mentor temporary staff.
  • Comprehensive knowledge of project coordination and operations processes. Ability to develop and prepare project plans. Knowledge of the principles of project management. Ability to read, analyze, and interpret technical, strategic, and tactical reports.
  • Must have the ability to manage workload, to develop efficient and effective processes that impact the entire organization, and to communicate with managers and staff at all levels of the organization. Must have a strong work ethic, integrity, and good business acumen. Ability to manage multiple projects, set priorities, exercise sound judgment, and clearly communicate goals and objectives.
  • Successful demonstration of exceptional communication skills both written and verbal with an outgoing personality. Demonstrated knowledge and familiarity with community and rental property operations. Ability to work in conjunction with residents, Company managers, and associates, with high degree of polish and professionalism.
  • General knowledge of computer systems and applications. Proficiency with Microsoft Applications and use of the Internet. Ability to create, compose and edit written materials.

TYPICAL PHYSICAL DEMANDS: Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Time commitment and schedule may vary based on the portfolio. Weekend work may be required. Must be able to travel as required by specific property technology project.

EDUCATION AND EXPERIENCE:

1. Bachelor’s degree in related field, or its equivalent experience is required.

2. Minimum of two years’ project coordination required.

3. Advanced knowledge of IT network concept and fundamentals required.

4. Successful demonstration and ability to identify if property technology deployments processes work or if new process is required.

5. Minimum two years’ experience in customer service position required.

6. Strong communication and interpersonal skills, organization, multi-tasking, problem solving and decision making skills required.

7. Proficiency with Microsoft and customer relationship management (CRM) applications required.

8. Must have and maintain a valid driver’s license unless otherwise noted.

Salary Range:
• $75,000.00/yr. – $85,000.00/yr., depends on experience

Bonus Potential:
• Eligible for 10% annual bonus potential, based on personal and company performance
