The Project Manager is responsible for the success of the project(s) assigned to the manager. Success will be measured based on specific goals as established by the Vice President in conjunction with the Project Manager. The goals will relate to the vital elements of the company including Scheduling, Safety, Profit, and Customer Satisfaction. The value of the Project Manager is determined through his/her abilities to communicate, plan, organize, staff, control, and lead.
Safety: The Project Manager is responsible to ensure the onsite staff follows through with the safety requirements defined by OSHA, EM385-1-1, Silverstrand’s Safety Plan, and any other applicable documents. Rewards and discipline shall be administered by the Project Manager to employees and Subcontractors as necessary to maintain a safe work environment. The expectation on each project is no loss time accidents and an “outstanding” evaluation from our customer as it relates to safety.
Profit: Profit goals are established by the project team and will be agreed upon by the V.P., Project Manager, and Superintendent before each project gets underway. The Project Manager is responsible for cost projections and costs incurred using Silverstrand Construction’s systems and procedures. A strong understanding of construction accounting is required. The Project Manager will report directly to the Vice President at a minimum monthly, the financial performance of the project. The Project Manager shall be prepared to accurately discuss the details of the financial performance of a project when requested.
Customer Satisfaction: The goal for each project is an “Outstanding” evaluation from the customer at its completion. The Project Manager is expected to meet regularly with the customer to evaluate the ongoing performance of the project. Customer evaluations are as equally important as Safety and Profit. The Project Manager shall take immediate action, while maintaining the company’s values, to resolve issues that negatively effect the performance evaluation of a project.
Daily Responsibilities:
The Project Manager shall, in a hands-on manner, facilitate the following activities. These activities are not inclusive of all activities to be managed by the Project Manager, but represent typical daily activity at a construction site: Prepare subcontract scopes of work; Be proactive in obtaining contractual documents from Subcontractors such as insurance and certified payroll; Prepare for WIP reports and meetings; Write and process RFIs; Manage the Change Order processes; Negotiate changes with the client; Manage the updating of the Construction Schedule; Prepare accurate and complete subcontractor requisitions monthly; Prepare invoices to the customer; Submit vendor invoices to the accounting department properly cost-coded; Ensure that the requirements of the General Conditions of the Project Specifications are being followed; Identify and resolve issues relating to Subcontractor relations including schedules, safety, quality of work, scope of work, etc.; Ensure the submittal processes; Ensure the Quality Control requirements are being met or exceeded; Maintain meeting minutes for all meetings held in regards to the assigned project(s).
Planning:
The Project Manager shall study the contract documents and provide proactive plans to ensure compliance. The forecasting of project budgets shall include cost-saving ideas that will contribute to improved profit.
Staffing:
The Project Manager in coordination with the Vice President is responsible for providing the resources to the onsite teams in order to reach the project goals. Although some members of the onsite staff have dual reporting relationships, the Project Manager is the onsite project leader. As such, the Project Manager shall follow the company’s guidelines for rewarding and disciplining employees. Also, the Project Manager shall maintain the company’s equal employment and opportunity guidelines in dealing with field employees. The Project Manager shall establish goals and follow up on the progression of those goals for direct reports needing improvement or looking to learn new activities. The Project Manager shall participate in the performance reviews of all field staff involved in the same projects.
Controlling:
The Project Manager is responsible for assuring project goals and deadlines are met. Project startup and closeout shall be closely monitored using schedules and plans specific to each of these critical times. The Project Manager shall develop a partnership with the Project Superintendent to ensure that the Project Schedule, Procurement Schedule, and Buyout Schedules are accurate and reflect an on-time project completion. Procedures and processes shall be implemented and controlled by the Project Manager. Accurate reporting of Safety, Profit, and Customer Satisfaction is a critical component of the Project Manager’s responsibilities. Time shall be scheduled by the Project Manager to allow for accurate and timely reports. The field office shall be professional and organized in appearance and operation.
The job description of the Project Manager for Silverstrand Construction, Inc. is not meant to be all-inclusive. The purpose of the Project Manager position is to provide the daily oversight of construction operations in the field. The means and methods for reaching the specific goals as they relate to projects are expected to be continually improved upon and as such the Project Manager shall be accepting of change and a contributor to the continual improvement process.

Confidential information can be shared with the Project Manager without fear of misuse. The field office staff feels confident in approaching the Project Manager to discuss sensitive issues.
Stress Management
The Project Manager is the steadying force at the project. The client and field staff can rely on the Project Manager to keep an even temper in times of stress.
Delegation Skills
The Field Staff will be recognized for their abilities and trusted with tasks commensurate with their abilities. Delegation of duties improves team performance and is used to accomplish this goal, delegation is not done for the sake of ‘lightening the load.”

Uses all available resources in a collaborative effort to address conflict and provide solutions that are best for the involved parties.
Time Management
Time is managed closely to ensure that deadlines are met and issues do not linger.

The systems developed by Straub Construction are being used in a manner that reflects a professional environment. The field office is clean and professional in appearance.

The Project Manager can make adjustments in management style to best suit the situation at hand. Recognition of different management styles, personalities, and approaches to problem solving are used to resolve issues.
Articulate
Clearly communicates both verbally and in writing using language appropriate to the trade and situation.
