As Microsoft’s Cloud business continues to mature, our infrastructure expansion accelerates, Datacenter’s (DC’s) are central to this growth.

Cloud Operations + Innovation (CO+I)isresponsible for planning, building and operating Microsoft’s cloud infrastructure DC’s across the globe. Within CO+I, the organizational scope includes supply planning and strategic acquisition, global construction, DC and edge site operations, critical environment and availability,engineering, andDC innovation.

The Land Acquisition Partnerships Director will be based in the United States, report to the Senior Director of Global Land Acquisition and will be responsible for development of relationships and innovative deal structures globally. To meet the substantial growth of the Microsoft Cloud, we are pursuing new ways to acquire data center capacity. Your role will be to foster relationships and bring forward innovative deal structures from a variety of sources.

As we will partner with teams from across Cloud Operations and Infrastructure as well as legal, finance, and other central Microsoft teams, the role will need to be focused on creating a One Microsoft culture and influencing horizontally across the company. Responsibilities:

  • Evaluate, select, negotiate, and recommend real estate acquisitions pursuits.
  • Target potential investors for partnership or other bespoke structures for delivery of data center capacity.
  • Develop close working relationships with internal as well as external stakeholders,
  • Develop key relationships with investors and understand market dynamics.
  • Align internal stakeholders to enable alternative approaches to acquiring data center capacity.
  • Drive multiple assignments simultaneously, globally.
  • This position will require periodic travel to assigned geographies.

Qualifications:
Required Qualifications

  • 10+ years experience with the following: real estate acquisition and capital markets, experience in business development transactions, real estate transactions with significant technical components, site selection, economic development, and/or program/product management experience.
    • OR Bachelor’s Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 7+ years portfolio management, real estate, or office management experience
    • OR equivalent experience.
  • Experience with infrastructure development.
  • Experience owning, maintaining, and leveraging internal and external stakeholder relationships.
  • Demonstrated history of negotiation and deal-making experience.

These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred Qualifications

  • The preferred candidate will possess a combination of:
    • 15+ years experience with the following: real estate acquisition and capital markets, experience in business development transactions, real estate transactions with significant technical components, site selection, economic development, and/or program/product management experience.
      • OR Bachelor’s Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 10+ years portfolio management, real estate, or office management experience
      • OR equivalent experience.
    • Both technical and business acumen
    • Experience in the development of structures to meet unique investor requirements.
    • Financial acumen and underwriting expertise to support our decision making.
  • Quantitative and qualitative analysis skills.
  • Ability to negotiate legal documents and interact with legal resources.
  • Ability to recognize and communicate real estate, technical, and construction requirements.
  • Experience working in ambiguity and dynamic project requirements.
  • Demonstrated history of influencing teams and their leaders.
  • Ability to connect and engage with all teams at all levels.
  • Proficiency in Microsoft Office tools

Real Estate Portfolio Management IC6 – The typical base pay range for this role across the U.S. is USD $124,800 – $266,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $159,000 – $292,200 per year.
