- Financing Group Coverage Banking sits within a dynamic, market-driven environment, our teams work closely with corporate clients, pension funds, financial sponsors and governments to structure and execute some of the largest and most complex financing and risk management solutions across the full product spectrum, including equity, debt and derivatives. To achieve this goal, the Financing Group comprises all Goldman Sachs’ capital markets departments, and operates on close cooperation with other areas of Investment Banking and other divisions within the firm, including Fixed Income, Currency and Commodities and Equities. Teams are organized by product group including Leveraged Finance, Equity Capital Markets, Investment Grade, Structured Finance, Corporate Derivatives, Public Sector & Infrastructure and Emerging Markets.
Job Description:
The Real Estate Financing Group (REFG) within Investment Banking is a leader in commercial real estate lending and was the top-ranked contributor to U.S. standalone CMBS securitizations for 2017-2022. REFG’s Originations team is responsible for the sourcing, underwriting, and execution of securitized and balance sheet lending on commercial real estate assets and is looking for an experienced Analyst or junior Associate to join the team.
Responsibilities
- Underwrite commercial real estate mortgage loans across all property types (e.g., industrial, multifamily, office, retail, hospitality, and specialty) for both the CMBS business and the bank’s own balance sheet
- Perform in-depth property, market, sector, and borrower due diligence and research
- Model cash flows and conduct valuation analyses on commercial real estate assets across property types and geographies
- Contribute to all aspects of loan origination, from initial underwriting to loan closing to deal distribution
- Prepare materials and memos for client discussions, deal evaluation, internal committees, and deal distribution
- Coordinate with REFG’s Credit, Capital Markets, and Securitization teams as well as external parties such as due diligence providers, consultants, and legal counsel throughout the loan execution process
Qualifications
- Bachelor’s degree and at least 1 year of work experience, ideally in investment banking, real estate, credit origination, or other relevant roles
- Track record of academic achievement
- Strong modeling and analytical skills; experience with Argus is not required
- Strong interpersonal and communication skills and ability to collaborate effectively with both internal and external audiences
- Ability to work in a fast-paced, dynamic environment and manage multiple transactions under deadlines
- Strong work ethic, attention to detail, and commitment to results
- Genuine interest in real estate and credit origination

Salary Range
The expected base salary for this New York, New York, United States-based position is $110000-$125000. In addition, you may be eligible for a discretionary bonus if you are an active employee as of fiscal year-end.
