Field Maintenance Supervisor

Job Title: Maintenance Supervisor (Field-Based)

Reports To: Deputy Superintendent of Operations

General Job Description: This is a working supervisor position. As a field supervisor, oversee the work of maintenance, grounds, and PM teams. Ensure that work orders are completed in a timely fashion with high-quality work. Ensure safe work practices and the ongoing successful completion of assigned work to maintenance teams and custodial staff.

Essential Duties and Responsibilities:

  1. Directs maintenance personnel for the purpose of ensuring all work is completed in a safe, efficient and timely manner in accordance with department plans, requirements and/or instructions.
  2. Field supervises and monitors work performance and provides needed support to field foremen.
  3. Plans, monitors and documents workload (e.g. work orders through the on-line system) for the purpose of doing as much as possible within the scope of available manpower and budget restrictions.
  4. Receives requests from building occupants (e.g. work orders, emails, phone calls, etc.) for the purpose of approving or rejecting requests for repairs, remodeling, or new work. – all documented in on-line system.
  5. Coordinates with building principals and/or directors in the supervision of maintenance and custodial activities and operations, including work schedules, filling manpower requirements for permanent and temporary personnel, gives input toward performance evaluations, and other related duties.
  6. Directs the maintenance and repair of Building and Structural and Systems (HVAC, plumbing, electrical, automated controls, fire systems, and security (keys).
  7. Directs workers engaged in painting and making structural repairs to masonry, woodwork and furnishings of buildings and related structures.
  8. Directs workers engaged in landscaping, grounds maintenance and irrigation installations and repairs.
  9. Directs workers engaged in maintenance and repair of building utility systems including; domestic water, and septic.
  10. Directs workers engaged in Preventative Maintenance (PM) activities to ensure compliance with the District PMP.
  11. Enters and completes work orders utilizing the Facilities Information Management System (FIMS) School Dude computer system.
  12. Creates monthly reports for work order completion and PM completions.
  13. Completes requisitions and quotes for tools, equipment, supplies and services from outside contractors.
  14. Provides Quality insurance inspections on all work conducted by Maintenance Team, Grounds Team, and PM Team.
  15. Provides Quality control inspections on all completed work for conformance to blueprints and other specifications.
  16. Assists with the development and updates of the Maintenance Handbook, PM Plan, and Facilities Plan.
  17. Keeps supervisor updated with employee issues and concerns and provides support.
  18. Assists the Deputy Superintendent of Operations to identify maintenance and new construction needs and update requirements and specifications as needed.
  19. Attends meetings and act as point of contact on behalf of the Deputy Superintendent of Operations during absence or as assigned.
  20. Directs personnel for the purpose of ensuring all work is completed in a safe, efficient and timely manner in accordance with department plans, requirements and/or instructions.
  21. Coordinates after-hours callouts and on-call system to ensure that system is effective and functional.
  22. Oversee the effective utilization of the Schooldude and PMDirect as a District.
  23. Performs other related duties/functions as assigned by Supervisor or Superintendent.

Supervisory Responsibilities:

Field Supervise the facilities teams, grounds team, and PM team.

Qualifications:

  1. High School diploma or GED.
  2. Post-secondary educational experience preferred in the fields of construction management, maintenance certifications and/or licenses in a related construction trade (i.e. plumbing, electrical, mechanical, construction, etc.)
  3. Minimum of 5 years documented experience in Facilities Maintenance Management.
  4. Possess a Valid Driver’s license appropriate for operating vehicles for the size required for this position.
  5. Computer literate.
  6. Familiarity with codes and enforcement as they apply to public schools.

Physical Requirements:

Sitting, standing, lifting and carrying (up to 50 pounds), climbing stairs/ladders, reaching, squatting, kneeling, having full mobility, and moving furniture may be required, unless ADA accommodations have been mutually agreed on and does not create an undue hardship upon the district.

Safety and Health:

Knowledge of universal hygiene precautions (blood borne pathogens, body fluids, etc.)

Equipment/Material Handled:

Must know how to properly operate, or be willing to learn to operate, multi-media equipment including current technology as needed.

Work Environment:

Must be able to work within various degrees of noise and temperature. Interruptions of work are routine. Flexibility and patience are required. Must be self-motivated and able to complete job assignments without direct supervision. After hours work may be required. May work under stressful conditions on occasion.
