Introduction
The Real Estate Assessments Office of Prince William County government is searching for a Commercial Real Estate Appraiser Trainee in Woodbridge, Virginia. This is one of several positions that trains and performs professional work in the appraisal of real property for assessment purposes.

About This Role:
Under the direct guidance of a supervisor, you will train in assessment best practices and methodologies and determine the market value of commercial real property and vacant land for county taxation purposes. You will be hired as Commercial real estate appraiser trainee and follow a distinct training path to a Commercial Real Estate Appraiser position.
After the successful completion of three years in the training position and professional coursework, you will be eligible for promotion to and able to function as a Commercial Real Estate Appraiser. Responsibilities include: conducting research for the valuation of residential properties, commercial properties, and vacant land; evaluating income and expense surveys and applying the results to the valuation of improved commercial properties; conducting onsite inspections to review and verify existing data, or for reassessment, new constructions/permits or valuations; communicating with and educating taxpayers.

Minimum Requirements: HS Diploma or GED

Preferences: You will have a 4 year college degree in analytical field and be proficient with MS Office products. You need excellent analytical skills, and must display an attention to detail and be accurate and meticulous. You must be able to function independently and exercise good time management with minimal supervision, and must also possess excellent customer service skills as you will need patience and tact to deal with taxpayers.

In addition, as a commercial trainee you need to have excellent communication skills in order to defend the values to property owners, tax representatives, the Board of Equalization, and possibly in court. You would need to demonstrate strong self-leadership skills because the commercial associate position would promote to the commercial position which involves more independent job duties. Strong Excel skills are also needed since most of the candidate’s time is spent creating and working in excel spreadsheets.
Additional preferences include:

  • some knowledge of statistical analysis
  • excellent teamwork skills
  • the skills to establish and maintain effective working relationship with County employees and the general public

Work Schedule: Monday through Friday 8-4:30 or 8:30-5:00 in our Woodbridge office.

Starting Salary Range: $27.63 – $33.66

Full-time and part-time Prince William County Government employees are eligible to participate in our plans; however, the level and cost of benefits depends on the classification of the position.
