Job Summary
Based in Research Triangle Park, North Carolina, the Facility MEP Tech – HVAC, has responsibilities for the ~800,000 ft.² facility.
2nd Shift – Wednesday – Saturday 1pm-11p
This position works closely with the Facilities Program Manager(s) and Facilities Support Program Manager(s), WX. The Facilities MEP Tech – HVAC is responsible for 24X7 operations and maintenance of critical campus and data center infrastructure and systems. The position requires a high level of expertise in data center air conditioning, chiller plant operation, chilled water pumps and piping, air handling units, and associated controls, dampers, and air mixing boxes. Work on critical systems and equipment requires adherence to Standard Operating Procedures (SOPs) and work order documentation practices as well as the ability to work safely while under schedule pressure. This position operates systems within tightly controlled specifications and performs preventive maintenance and corrective repairs upon a wide variety of industrial and central plant equipment. The position also requires familiarity with emergency power generation and distribution. Able to work independently or on a team, the Facilities MEP Tech – HVAC troubleshoots problems, sets work priorities, coordinates, and communicates, completing tasks in a timely manner with minimal supervision.
Job Requirements
• Operates equipment and systems within specified range for ZERO downtime. Monitors systems performance via direct observation and computerized controls.
• Operates equipment for best energy performance. Performs Rounds and Readings, documenting facilities performance, observing trends, and optimizing facilities performance.
• Responds promptly to all facilities breakdowns and alarms, acting quickly to mitigate losses, stabilize and control, and restore service.
• Creates SOPs, work plans, Methods of Procedure (MOPs) to reduce risk of unintended consequences due to operations.
• Routinely checks accuracy of drawings, systems labels, documentation, and submits feedback for improvements.
• Continually trains on existing and new equipment. Maintains proficiency in craft skills, including new technologies.
• May lead others or assist vendors in the operations, maintenance, and repair of facilities systems and equipment.
• Able and willing to perform routine duties of Building Engineer and/or HVAC Technician, including maintenance and operation of air compressors, chillers, pumps, cooling towers, fans, motors, frequency drives, and HVAC systems.
• Participates in root cause failure analysis.
• Maintains logbook, records, and CMMS work order notes per documentation requirements. Participates in shift turnover.
• Creates work orders, job plans for corrective maintenance.
• Evaluates equipment condition and provides input to projects and capital budget plans.
• Performs mechanical repairs on facilities equipment including fans, drives, pumps.
• Repairs, troubleshoots associated electric apparatus on facilities equipment and systems. Makes motor connections, replaces drives and motors. Installs and connects electric operators and positioners.
• Makes plumbing, piping, refrigeration repairs on critical facilities systems. Repairs and replaces leaking coils and valves. Makes chilled water piping repairs.
Qualifications
• Two-year degree in Facilities Technology, Facilities Management preferred. The following curriculums are listed as examples: Air Conditioning, Heating, and refrigeration Technology. Industrial management technology. Industrial Systems technology. Mechanical Engineering technology.
• Minimum 5 years’ experience in operation and maintenance of industrial facilities equipment and systems, including experience on steam boilers, air compressors, chillers, and HVAC systems.
• Must be certified for CFC refrigerant recovery (Universal or Type II at minimum)
• Must be familiar with HVAC, pressure vessel, mechanical, and electrical codes as well as regulatory requirements pertaining to stationary engineering.
• Knowledge of water treatment systems.
• Welding, brazing, soldering skill and experience
• Knowledge of principles of refrigeration.
• Understanding Psychrometrics, and other concepts and terminology.
• Valid Driver’s License.
• Physical requirements include stooping, standing, walking, working on ladders, working in tight spaces, and carrying 50 pounds.

USA Residents Only: The base salary hiring wage range for this position which the Company reasonably and in good faith expects to pay for the position in the specified geographic areas or locations, is $30/hr – $37/hr (plus applicable shift differential). Final compensation will be dependent on various factors relevant to the position and candidate such as geographical location, candidate qualifications, certifications, relevant job-related work experience, education, skillset and other relevant business and organizational factors, consistent with applicable law.
