Accountant II Development

POSITION SUMMARY

The Development Accountant II is expected to produce a high volume of complex accounting work and to take the lead on the completion of assigned work and/or special projects, supports and supervises Accountant I and/or Junior Accountants depending on the operational needs of the department. Applies principles of accounting to prepare and analyze financial reports. Prepares reports to summarize and interpret current and projected financial position of assigned projects. Prepares schedules and works with the auditors to ensure timely completion of audits, including cost certifications and tax returns of assigned projects/developments. Performs the duties listed below.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepare monthly, quarterly and annual financial reports on development projects through transition period to property management.
  • Reviews financial reports in collaboration with Project Developers, Property Supervisors, Asset Management, Controller and CFO in preparation of issuing reports internally and to outside third parties. Works with these parties to investigate variances and provide explanations for variances.
  • Prepares year-end supplemental schedules and other information as needed by auditors for audit, cost certifications and tax returns. Works with auditors to ensure timely completion of audits and cost certifications. Understands and applies basic eligible basis principles to cost certification schedules.
  • Prepare bank reconciliations for development projects.
  • Prepare monthly recurring journal entries and other journal entries as required.
  • Prepare acquisition, syndication, and loan closing journal entries.
  • Reconcile loan draws, funding payments and outstanding invoices on a monthly basis to general ledger and construction module.
  • Reviews accounts payable batches for reasonableness and coding. Approves posting of accounts payable batches.
  • Ensures regular and timely filing of all financial information in centralized accounting files to include any supporting documentation used to make adjustments to the monthly financials.
  • Ensures the proper receipt, tracking and filing of hard and electronic copies of permanent documents for projects and legal entities.
  • Prepares and reviews other project specific reports as needed.
  • Respond to special request for information internally and externally.
  • Assist Junior/Staff accountants on daily tasks as needed.
  • Manages day-to-day operations of Development Accounting in the absence of the Assistant Controller – Development.
  • Actively participate in our culture of inclusivity.
  • Must have access to reliable transportation to travel during the business day to Eden properties, training sites and retail stores.

SUPERVISORY RESPONSIBILITIES

Supervises Accounting I and/or Junior Accountants in the absence or support of the Assistant Controller – Development depending on the operational needs of the department. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities may include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE

  • Minimum 3 years accounting experience.
  • Real Estate experience highly desirable.
  • Yardi experience highly desirable.

PREFERRED SKILLS and/or ABILITIES

  • Strong communication (verbal and written), decision-making, interpersonal and time management skills.
  • Working knowledge of PC MS Office applications: Excel, Word. Advanced skills in Excel (lookup, pivot tables) highly desirable.
  • Perform detailed accounting office work accurately.
  • Experience working with diverse groups, i.e. staff, residents, outside contacts.
  • Ability to work independently and as part of a team.
  • Ability to handle shifting and multiple priorities in a fast paced, growth environment.
  • Ability to work under pressure and successfully meet deadlines.
  • Flexible, creative, well organized.
  • Strong analytical skills when reviewing financial data.
  • Ability to exercise tact and diplomacy and to maintain confidentiality.

LANGUAGE, MATH & REASONING SKILLS

Ability to read and comprehend written instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization. Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to calculate figures and amounts such as discounts, interest, commissions, perorations”, percentage, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

PHYSICAL DEMANDS

Specific vision abilities required by this job include close vision and ability to adjust focus. Physical demands include writing/typing, use of computer and paper files, answering phones, attending meetings.
